What happened?

Renters say apartment owners and managers used RealPage's rent-pricing software and shared sensitive pricing data to drive rents up. Forty-one of those companies agreed to pay $359.9 million combined and to change how they use the software, and they deny doing anything wrong. The court gave final approval on October 15, 2026.

Renters sued apartment owners and property managers, saying they used RealPage's rent-setting software and traded sensitive pricing data, which pushed rents up. The 41 settling companies deny any wrongdoing. The case continues against defendants who have not settled.

You are covered if you paid rent directly to an owner or manager of an apartment building licensed to use RealPage's revenue management software at any point from October 18, 2018 through November 21, 2025. Look up your building on the Property List at the settlement site, because only units on that list can be paid. Landlords, governments and people who opted out are not included.

The settling companies will pay $359,925,000 in cash. After court-approved fees, costs and taxes, the rest is split pro rata by how much rent each approved claimant paid at covered buildings, adjusted for an estimated overcharge that varies by city. The plan sets a $10 minimum payment for approved claims. The companies also agreed to limit how they share data with RealPage and use its pricing software.

File online at the settlement site, or mail a paper form so it is received by January 29, 2027. Enter your Notice ID and Confirmation Code if you got a notice. If the administrator can pre-fill your claim from landlord records, you do not need documents. If not, include proof you paid rent, such as a lease, rent ledger or bank statement. The opt-out and objection deadline was September 22, 2026. No payment date is set: the court must approve any distribution, and class lawyers may wait until the rest of the case ends.

How much is RealPage paying and what can I get?

A cash share of the $359,925,000 fund after court-approved fees, costs and taxes. Your share depends on the rent you paid at covered buildings between October 18, 2018 and November 21, 2025, adjusted for an estimated rent overcharge that varies by city. The plan sets a $10 minimum payment for approved claims. No amount per person has been set and no payment date has been announced.

The total settlement fund is $359,925,000. The final amount per person depends on how many valid claims are filed.

Am I eligible to file a claim?

People in the U.S. or its territories who paid rent on at least one apartment (multifamily) lease directly to an owner or manager of a property licensed to use RealPage's revenue management software, at any time from October 18, 2018 through November 21, 2025. Only renters whose building is on the settlement's Property List can be paid.
